A simple roof maintenance checklist for Georgia

A little attention a few times a year goes a long way with a roof. Georgia weather swings from summer storms to winter wind, and both leave marks. None of this takes special skills, and most of it you can do from the ground with a good look.

Clear the gutters and check the edges

Start with the gutters, because clogged ones cause more roof trouble than people think. When water can’t drain, it backs up under the shingles at the eaves and rots the wood there.

Pull out the leaves and pine needles a couple of times a year, more often if you have oaks or pines nearby. While you’re at it, make sure the downspouts are actually carrying water away from the house.

Loose or sagging gutters pull on the fascia and let water sit where it shouldn’t. If a section is pulling away, tighten it before the next big rain.

Look for storm damage and trim overhanging limbs

After any strong storm, walk the yard and look up at the roof. You’re checking for shingles that are lifted, cracked, curled, or gone. Also look in the yard for shingle granules or torn pieces that blew down.

Overhanging branches are a slow problem. They scrape shingles in the wind and drop limbs during storms, so trim anything hanging over the roof back a few feet. That also keeps squirrels and rats off your shingles.

Watch the attic and know when to call a pro

Your attic tells you what’s happening up top before a ceiling stain ever shows. On a dry day, check for water marks on the wood, damp insulation, or a musty smell. Any of those means water is getting in somewhere.

Some jobs are fine for a homeowner, and some aren’t. Walking a steep or wet Georgia roof is how people get hurt, so leave the climbing to someone with the right gear.
