What drives the cost of a roof replacement

No two roof replacements cost the same, even on houses that look alike from the street. A lot of it comes down to things you can’t see from the driveway. Here’s what actually moves the needle, and why each one matters.

Size, shape, and how steep it is

The obvious factor is how much roof you have. More square footage means more material and more labor, so a sprawling ranch and a compact two-story can land in very different places.

Pitch matters just as much. A steep roof slows crews down because they need extra safety gear and careful footing, so the same square footage takes longer on a steep slope than a walkable one.

Then there’s shape. A roof cut up with lots of valleys, hips, and dormers takes more cutting, flashing, and detail work than a simple gable, and all that hand work adds up.

What’s already up there

Old layers matter too. If your home has two or three layers of shingles stacked up, all of that has to come off and get hauled away before anything new goes on, and that’s real labor.

Once the old roof is off, we can finally see the decking. Soft or rotted wood has to be replaced, and since it’s hidden until tear-off, it’s often the part homeowners don’t see coming.

Access and the extras

How easy your roof is to reach affects the day. A tall home, a tricky driveway, or landscaping that blocks the dumpster all slow setup and cleanup, and that time is part of the job.

The little features add up as well. Skylights, chimneys, and multiple vent stacks each need their own flashing and sealing, and every one of those is a spot a lazy roof would leak.
